TOURIST INFRASTRUCTURE WITH FURNISHED APARTMENTS
In Skala Potamias, at a distance of 200 meters from the sea, on a plot of land located within the settlement, we were asked to study a tourist complex of buildings with the use of furnished apartments and swimming pools. The initial anxiety of the owners was whether it would be possible for some of the apartments to have sea views.
During the investigation of alternative scenarios for the layout and volume of the buildings, it seemed preferable -in an already dense environment, with high coverage- to preserve the uncovered outdoor areas of the plot and to exploit the environmental characteristics of the area to the maximum extent. We decided to create a single introverted ensemble, with all living spaces turning to the appropriate north-south orientation, thus ensuring their cross ventilation and unobstructed views of the dominant green mountains. Despite the proximity of the plot to the sea, the minimum altitude difference from its level, the western orientation and the neighboring properties did not allow a favorable layout of the buildings, so as to ensure sea views for the apartments.
A total of 18 rooms with 54 beds are planned on the plot. Unit A is two-storey building with a roof, basement, ground floor and auxiliary spaces (attics). It hosts 14 apartments, which are accessed via two central staircases and elevators. Unit B is one-storey building with a roof that accommodates 2 larger apartments.
The complex consists of two parallel evolving building units that adapt to the shape of the plot, the gentle slope of the ground and the permitted building requirements. Between them, in the heart of the complex, a green oasis is created for the common areas of the complex and the access to the different uses. On either side of the axis of symmetry of the ensemble, two swimming pools serve the apartments in Building Unit A, while individual pools and small private gardens are proposed to serve Building Unit B with the largest in surface areas.
The architectural projections and balconies proposed participate in the configuration of the facades of the buildings, creating 'screens' for framing views, with extensive window openings to the south. The buildings are constructed of reinforced concrete. The materials proposed on the facades follow a unified logic. They include local stone lining, coarse coating of gray color, smooth coating of light gray color combined with white smooth coating. Elements of exposed concrete are proposed on the balconies of Unit A. The window frames are aluminum in gray shade while the railings on the balconies are made of glass. In building unit B, corresponding surfaces of cladding, coatings, frames are proposed. The buildings of both units, with the exception of the reception area and the service buffet, which are covered by a planted roof, have a four-bed tiled roof with aged tiles.
Dry bamboo elements are a partially processed filler, which is located in varying cross-sections and dimensions at different points in the proposal. They are applied inside metal frames of gray shade, which sometimes act as dividers between the different apartments on the balconies, as individual canopies, as a main entrance shelter and sometimes as vertical cladding elements, giving a special character of a summer getaway to the temporary stay of the guests of the complex.
The landscape around the buildings follows the natural ground inclination with mild adaptations, aiming at the least possible alteration of the natural environment. Access to the main entrance to both building units is via the central ramp, which combines areas with hard scapes and softscape plantings and is signaled through the main canopy. The provision of shading and the creation of semi-outdoor transition areas, either with technical installations or with high plantings, played a primary role in the design of the proposal. The building complex comes into dialogue with its open and covered outdoor spaces. The largest part of the courtyard is planted, shaded with pergolas and welcomes the water element. Plants with reduced irrigation requirements were used, which complete the overall atmosphere of the holiday complex.
