DESCRIPTION

The listed building Luxembourg Hotel is located at the junction of Komninon 6 and Kalapothaki streets, in the historic center of Thessaloniki. The building belongs to the neoclassical buildings of Thessaloniki, built in 1924, is an architectural gem with special and elaborate decoration on the facades, while morphologically it belongs to the movement of classicism with decorative details of Art Nouveau.

The redesign and the radical renovation of both the 41 rooms of the hotel and the ground floor (reception, lobby, breakfast area, meeting area) with a total project area of 1,243 sq.m., contributed to its upgrade and modernization both functionally and aesthetically. The renovation of the hotel was carried out partially per floor, starting in 2019 from the last and completed with the radical renovation of the ground floor in 2020.

The main design goal regarding the rooms was their functional redesign and the expansion of their bathrooms. The design of the rooms was based on the harmonious coexistence of the old with the new in order to highlight the preserved element of the building. At the same time, the touches of bright colors and the simple design lines contribute to the formation of a modern aesthetic combined with the glamor of the past. The use of recesses under window openings as living areas was a major synthetic element, thus increasing the functional spaces of the room and emphasizing the framing of the view.

Moreover, the choice of white color in combination with earth tones creates a calmness canvas with color intensities in the decorative elements, giving a unique character to each room.

As far as the construction is concerned, the new partitions were created from plasterboard as well as the new suspended ceilings. The floor coverings were made using vinyl flooring of special durability specifications and porcelain tiles of high aesthetics and quality in the bathrooms. Overall, special attention was paid to the use of few, but quality materials, harmoniously tied together, which convey to the user the feeling of coherence, intimacy and modern luxury.

Regarding the ground floor area that includes the reception, the waiting and living area and the breakfast area, the main issue was the achievement of extroversion of the ground floor to the busy streets where the building is located. This was achieved in terms of design by placing seating spots in most of the openings on the ground floor, thus creating viewing points for the indoor visitors and the passers-by.

Regarding the interior, the main goal was the bold combination of materials and colors which remains indelible in the memory of visitors and emphasizes on the different functions of the space. The final aesthetic result resembles a vivid 3D painting that excites the user's senses using the method of color blocking in pastel tones. The use of two completely different floors to separate the functions between the breakfast area and the lobby gives a special character to the space. The materials chosen for the renovation of the ground floor are floor coverings with porcelain tiles, with which black and white stripes were created to emphasize the different level of the breakfast space, and vinyl floor with wood look of high standards and durability for the rest of the public areas.

At the same time, custom furniture made of oak and metallic gold elements were created to serve the new needs of the buffet. The special construction of the reception was lined with large tiles which contribute to its emergence as a monolithic element of the space. Special lighting was chosen to pinpoint each individual corner, being at the same time a decorative element of the space. Finally, frames were created from plaster cords on large surfaces that give a timelessness given with a modern look.

The total investment cost was approximately half a million euros.
